We create the vehicle for sophisticated investors who lack the time, resources, expertise, and/or desire to effortlessly make direct commercial real estate investments by pooling investments from multiple investors and pairing it with institutional real estate expertise to develop and execute sophisticated real estate investment strategies.
What Sets Us Apart
We seek to invest in urban infill real estate assets with high quality locations, in high growth markets, located in the path of re-development that have been mismanaged, under capitalized, or under utilized by prior ownership. Value is created by way of improving the net cash flow of the property through strategic asset management, stabilizing occupancy, increasing rents to market, reducing expenses, select capital improvement projects, and/or adaptive reuse. A secondary objective, when possible and where it does not meaningfully reduce financial returns, is to invest in assets that may also have a positive environmental or social impact, also known as “Impact Investing”.
SUCCESS STORIES
FLEX WAREHOUSE ACQUISITION - HOUSTON, TX
A Class B Warehouse-Flex building with 85% occupancy was purchased for a client seeking to replace income and diversify their investment portfolio after selling a biotech business they founded for nine figures. Several leases were extended and new leases signed to bring occupancy up to 97%. The building was sold 2 years later at a considerable profit with an Internal Rate of Return (IRR) in the high teens. Property was purchased for a 9.43% CAP rate as the seller was a Private Equity Fund that was motived to sell as this was the last property to be sold in the fund and they were at the end of their subscription period.

PORTFOLIO - WAREHOUSE & SINGLE TENANT NET LEASE
A client sold a $48 Million portfolio of 4,500 Apartment units located in 5 states and had 35 days remaining to identify their replacement properties as part of a 1031 Exchange. Eight high quality stabilized properties in FL, TX, AZ, NM were acquired to complete the exchange. 95% of the tenants hade Investment Grade credit and the client was able to defer $2.4 Million in Capital Gains taxes that would have otherwise been owed on the sale of their properties. More than half of the properties acquired were "Off Market".

2 PROPERTY ACQUISITION
Client was an A-List professional athlete earning eight figure annual income and needed help to build out a Commercial Real Estate (CRE) portfolio to provide stable income in retirement. Two properties were acquired in AZ and WI with Investment Grade tenants on long term net leases. One tenant with A- credit rating was a top technology company in a single tenant Research & Development industrial/office flex building and the other was a BBB- single tenant retail pharmacy building. At acquisition, the portfolio generated a cash-on-cash yield of approximately 9%.

PORTFOLIO - OFFICE, RETAIL & SINGLE TENANT NET LEASE​
Client sold a single trophy property on Lincoln Rd in South Beach (Miami) Florida for $35 Million with a zero tax basis. As part of a 1031 Exchange "Up Leg", successfully acquired 4 well located multi-tenant properties in Ft. Lauderdale, Naples, Orlando, FL and Katy (Houston), TX and helped client defer over $4.0 Million in Capital Gains taxes that would have otherwise been owed on the sale of their property. The Year 1 income from the replacement properties was nearly double that of the sold property. Half of the properties acquired were sourced off-market.

MULTI-TENANT OFFICE PROPERTY ACQUISITION
Client was a a retired Multi-Family Private Equity Syndicator who had recently relocated to Miami from New York City and needed local expertise to build out a diverse Commercial Real Estate (CRE) portfolio to provide stable (state income tax free) cash flow in retirement. Client desired a Class B+ suburban office property in a premiere office district in Miami, FL. A modern 60,000 SF multi-tenant property was acquired with a diverse mix of international, national, and regional credit tenants paying rents approximately 9% below market with 98% occupancy. Purchase was part of a partial 1031 Exchange with $2 Million of funds from the sale of another property.

PORTFOLIO - 8 WAREHOUSE PROPERTIES - 140,000 SF​
Client owned 8 warehouses in Miami that their parents had developed decades ago. The client was a retired CPA by occupation and had not sold a property in nearly 20 years. They were in discussions with a national CRE Brokerage firm that wanted to list as a single portfolio targeting an investor-buyer. Warehouses were small bay format and appealed to local service businesses who would pay a premium to own their own space. We advised client that listing properties individually and targeting owner/users would result in the highest sale price. Properties were listed and sold for over $1 Million more than the client believed they were worth.
